This form is for licensed real estate brokers, developers and owners who want to avail our free web multi-listing advertising services the whole year round:  to buy, to sell, to rent, to joint venture and wanted properties. Nationwide participation is welcome.

Part 1

Mechanics:

    1. Who can join:   property investors and only licensed real estate brokers accredited by
          recognized realty boards and associations nationwide.  If you are a professional realty broker,
          you have to be associated with an organization affiliated with the Realty Service Council of the
          Philippines (as our way of qualifying brokers connected with this web page.)

      2. Advertising your listings is free in our web page for 6-12 months, until it is sold.
        

      3. Contact number appearing in all the web pages is Property Icon.

     4. We accept two kinds of property listing:  "Direct Listing" and Exclusive listing".
          "Direct" listing properties means that the brokers have personally met with the owners and have
          been given (at least even one time) an Authority to Sell (exclusive or non-exclusive) by the owner
          or broker has been given an Extension Authority to Sell by owner or by another broker. The
          Authority to Sell may be current date or not, however, it should be updated promptly whenever
          requested by a negotiating broker.
          "Exclusive" listing properties means that the brokers have been given a written "Exclusive
          Authority to Sell" contract by the property owner.  If brokers do not have the proper Exclusive
          Authority to Sell" document, the property will be listed under "Direct" listing.

     5. Sales Commission: because the multi-listing properties are being advertised aggressively in the
         web and properly maintained daily by us, the listing broker will explain this situation to the property
         owner and solicit the "suggested" five (5) percent minimum sales commission covering all
         categories of brokerage property, big or small, anywhere.  Any amount lower than 5% will be
         revealed before the transaction by the broker.

     5. Sharing Sales Commission among brokers:  Depending on the agreement among the
         negotiating broker, the commission may be:  40% commission for buying broker, 40% for selling
         broker, 20% for negotiator (F. Sycip); or commission may be split equally among the brokers.
         For rentals/lease transactions, one month commission is split in same manner.  Any other
         arrangement may be considered according to mutual agreement among the participating broker.
         Therefore, in transacting through our web page, the sharing of sales commission should not be
         an obstacle.

    6. No Minimum number of properties required for having your properties listed (free) in our
         multi-listing web page. We ask you to update your listing every 2-3 weeks with us.  We welcome
         nationwide property listings. 

     7. Free photo Ad in web page (color, full page ad) will be given to owners whenever they give an
         exclusive Authority to Sell in favor of Realtor F. Sycip.

      8. Paid ads with customized layout can be arranged.  Kindly contact Property Icon.

     9 Updating Listing information every month from brokers is the only thing we require to avail free
         advertising in the line ads.
